Home Sales Increase


Existing home sales scheduled for December from those delayed into the month from November by problems with Truth-in-Lending disclosure (TRID) rule. Existing home sales rose by 14.7 percent from November to December.  The National Association of Realtors® (NAR) said the seasonally adjusted annual rate of sales during the month was 5.46 million homes compared to 4.76 million in November.
The monthly increase was the largest ever reported by NAR and more than offset the 10.5 percent plunge in sales in November, the largest slowdown since 2010, reducing the rate below that of November 2014.  The December sales returned the rate to positive territory, 7.7 percent higher than in December 2014.  All four regions of the country shared in the large increase.
Existing home sale numbers include completed sales transactions for single-family homes, condominiums, townhouses, and cooperative apartments.

  Single-family sales jumped 16.1 percent to a seasonally adjusted annual rate of 4.82 million from 4.15 million the previous month and were 7.1 percent higher than the 4.50 million pace a year earlier. Existing condominium and co-op sales increased 4.9 percent to a rate of 640,000 compared to 610,000 in November, and rose 12.3 percent year over year from a rate of 570,000 units.

Lawrence Yun, NAR chief economist, says December's year-end bounce caps off the best year of existing sales (5.26 million) since 2006 (6.48 million). 

This is positive news for real estate in United States. From the Coast of California to the Southern most Coast of Florida things are looking good. November December are usually the slower months because of Holidays.

Nationwide home prices are now within 10 percent of their pre-crash peaks and seven states have surpassed those peaks, some have been establishing new high marks for several months.  CoreLogic said today that its Home Price Index (HPI) that tracks that home prices nationwide, including distressed sales, rose in March for the 37th consecutive month on a year-over-year basis.
The HPI was up 5.9 percent in March 2015 compared with March 2014 a +2 percent change from the year over-year HPI increase in February.  The March HPI was also up 2 percent compared to the previous month.



The states with the greatest increase in its HPI including distressed sales were: Colorado (+9.2 percent), South Carolina (+9.1 percent), Kansas (+8 percent), Texas (+8 percent) and Nevada (+7.6 percent).  Two states and the District of Columbia experienced home price depreciation; Connecticut was down 0.6 percent, the District of Columbia decreased 0.2 percent and Maryland was off 0.1 percent.   
Excluding distressed sales, home prices increased by 6.1 percent in March 2015 compared with March 2014 and increased by 2 percent month over month compared with February 2015.  The five states with the highest home price appreciation were: Kansas (+9.5 percent), Colorado (+8.5 percent), South Carolina (+8.2 percent), Florida (+7.9 percent) and Texas (+7.6 percent).  Only New Mexico (-0.4 percent) showed year-over-year depreciation on the HPI excluding distressed sales which include short sales and real estate-owned (REO) transactions.



"The homes for sale inventory continues to be limited while buyer demand has picked up with low mortgage rates and improving consumer confidence," said Frank Nothaft, chief economist for CoreLogic. "As a result, there has been continued upward pressure on prices in most markets, with our national monthly index up 2 percent for March 2015 and up approximately 6 percent from a year ago."

HPI including distressed sales will increase by 0.8 percent from March to April 2015 and by 5.1 percent from March 2015 to March 2016.  For the HPI excluding distressed sales the monthly increase is predicted at 0.7 percent and the annual increase from March 2015 to March 2016 at 4.7 percent this per Corelogic


"All signs are pointing toward continued price appreciation throughout 2015. In fact, the strong month-over-month gain in March may be a harbinger of accelerating price appreciation as we enter the spring selling season," said Anand Nallathambi, president and CEO of CoreLogic. "Tight inventories, job growth and the inexorable impact of demographics and household formation are pushing price levels in many states, and especially large metropolitan areas like Dallas, Denver, Houston, Seattle and San Francisco, toward record levels."

Including distressed transactions, the peak-to-current change in the national HPI (from April 2006 to March 2015) was -11 percent. Excluding distressed transactions, the peak-to-current change for the same period was -6.7 percent.  The peak-to-current declines were greatest in Nevada (-34.7 percent), Florida (-31.5 percent), Rhode Island (-29 percent), Arizona (-27.4 percent) and Connecticut (-25.5 percent).

Ninety of the top 100 Core Based Statistical Areas (CBSAs) measured by population showed year-over-year increases in March 2015. The 10 exceptions were the metropolitan areas that contain Baltimore,  Philadelphia, Camden, New  Jersey;  Hartford, New Orleans, Rochester, Worcester, Massachusetts; Albany, New Haven, and Wilmington, Delaware.

Taper ?

Orange County doesn't seem to be back in the money, yet. The photograph above of a shed conversion of what I would call less than half an extra bedroom. It's a room open to the garden on two sides.
 
There are 86 commercial listings in Laguna Beach, and residential listings also have increased but with high and unrealistic prices.
 
The January 2014 Jobs Report also didn't ring any bells. Employers added just 113,000 new workers. This was well below expectations of 175,000 new jobs.  The number of job creations for December was raised a sorry 1,000, bringing December's total to 75,000. November was revised higher to 274,000. Jobs are the most important driver of our economy.

 The Unemployment Rate did fall to 6.6 percent, from 6.7 percent. However, this is not necessarily a good metric of labor market health, as the more important Labor Force Participation Rate (LFPR) remains at 63 percent, a 35-year low. The LFPR measures the proportion of working-age Americans who have a job or are looking for one, and it should be moving higher in a recovery.

Also of note, productivity in the fourth quarter of 2013 rose by 3.2 percent, with both the third and fourth quarters the highest since the second half of 2009. Employers are squeezing more out of current workers and may not be on the hunt for new employees given the economic landscape, which is another negative for the labor market.

CoreLogic w(hose corporate office is the view from my office in Irvine) reports that home prices, including distressed sales, rose by 11 percent in December 2013 compared to December 2012. December marked the 22nd consecutive year-over-year gain in home prices nationally. However, from November to December, prices fell by 0.1 percent.
It seems in pocket areas such as Newport Coast, Irvine and Laguna Beach prices increased almost seventeen percent - this may be too fast. The market now sees softening in those hot residential home  sale areas

What does this mean for home loan rates?
 
Rates are down a little!
 
 Mortgage Bonds and home loan rates have seen some improvement of late, due to some weak economic reports, and a shake down from news in China.
 
If economic reports continue to be weak, will the Fed continue to taper its Bond purchases? Taper too fast and we will end up with no one buying homes.
 
The Fed is still purchasing $35 billion in Treasuries and $30 billion in Mortgage Bonds (the type of Bonds on which home loan rates are based) to help stimulate the economy and housing market. This figure is down from the $85 billion in Bonds and Treasuries the Fed had been purchasing last year. The timing of further tapering is sure to impact Stocks, Bonds and home loan rates throughout the year, and it is a key story to monitor.
 
A few secondary market mortgage sources have come back looking to make money. Will the old easy qualifier and low documentation deal be back?

Curbside Appeal
This Smithcliffs, Laguna Beach House is what I would call a stunner. In a community where homes sell for thirty million dollars this homeowner chose a Cape Cod / California style and every aspect of the home - the landscaping, hard scaping, gates, windows, doors and colors all demonstrate elegance.

Second angle of same home I just have to show you how they used understated colors in harmony with the home. The predominant color in the yard is green. The  Smithcliffs tract was originally built with mature pine trees. The owners are restricted from trimming the stately pine trees. Brinderson the developer in 1992 -dug out and boxed the pine trees that had been on the cliffs for decades.  The pines (Torrey, Ponderosa, Lodgepole. etc. ) were carefully replanted in new locations within the development. It was a daring idea to use a pair of 250-ton cranes to move trees in a  time when developers didn't provide landscaping.

Because the trees create canopies over, around and near the homes there is much shade, but owners aren't allowed to sprinkler or drip irrigate around the trees. This homeowner created a stone pathway, a picket fence and the most amazing dutch door entryway. Notice the balance in the windows. This is an A+++ for curbside appeal.
 
Another Laguna Beach home with a gate entry. This home is also on the ocean side where homes are crowded. It has a Hansel and Gretel feeling in the architecture. I don't care for the pointed gate top, it feel threatening. The owner chose to echo the gabled pointy roof lines but this is not a welcoming entrance. It could be transformed with a few simple methods: paint color, vines, flowers. The dark chocolate paint just doesn't work in a flat finish. This could be transformed in a Farrow and Ball paint glossy finish with Lancaster Yellow or Arsenic Green or Pitch Blue. Then add a matching ceramic pot color.
Southwestern Style house with Curbside Appeal that I also give an A+. This home is in Newport Beach near my office. The cactus and succulent plantings soften the plaster and add counter punch to the rounded corners of the house. A couple splashes of red bougainvillea and red flowering pots near the front door lead you right inside.

Smithcliffs home with an archway entry. The driveway is softened by a runner strip of grass. Boston ivy covers most of the plaster and stone. Maintaining that ivy is no easy task. It would need trimming weekly to keep this shape and not make the house look like Grey Gardens. Also A+

Simple North Laguna Beach house. The awnings and American flag make this one pretty.

This front yard is an amazing garden. This Laguna Beach homeowner takes pride in planting a large variety of perennials, annuals and bulbs.  The tree in the front could easily become a ball blocking the view but it is artfully trimmed to allow light and air to enter the space. I love that little French café chair in the middle of the yard, it seems to smile at the house. This style might be busy for some home buyers. Little would they know that the roses, lilacs and herbs require care.

Smithcliffs house that is just too cold of an entry. The giant door and stone stairway feels like a court house to me. The trellis over the top helps but isn't neat on the top  as the boxy angles of the building. A bolder vine like coral bells passion vine would make this sing, and bring some monarch butterflies to make dance. 
 
 In Orange County California there is a great variety of architecture and landscaping for front entryways. Making your  home beautiful and ready to sell is an art. Sometimes all it takes is to simplify as when we live somewhere after a while we don't start up new projects or see things as others might. Curbside appeal is very important to sell a home. Buyers might not get out of the car if it doesn't feel "just right."
 
 
This photograph is a little dark, but the ivy breaks up the plaster (yes it is plaster polished to look like concrete) exterior.

Even the most casual of gates can be charming. This is an old style chain link fence with a trellis holding stephanotis - the white flowers are intoxicating. They grow very slowly and only in part shade. This vine may be more than ten years old.
