Smokey Mountains

Smokey Mountains Trip

Our trip to see the synchronized fireflies

We stayed in a fabulous AirBnB hosted by Syresa and Lonnie

in a turn of the century house that was once a farm in Sevierville.

The Mary Seaton room was charming and cozy.

We had a reservation to get into the park and a campsite to park

and wait for the fireworks show.

Our plan was: park our Enterprise rental car in the space,

set up our cameras on tripods in the woods, wait for the witching hours,

and return happy with photos and videos of the

lightening bugs dancing in unison.

I contacted Go Pro ten months in advance about purchasing

their latest equipment to be able to record in low light or darkness.

I spoke with Nick Woodman and he assured me this would be successful.

I even practiced on the ranch in moonlight.

Unfortunately the videos are black darkness...

I can tell you about the fun of finding the old cemetery at night.

We found two graveyards with fireflies and this was loads

of fun for myself and my daughter.

One is in the old ghost town in Elkmont and the other is

near where we parked at the campsite. Scary fun.

Here are some other short videos.

We saw Elk, Bears, butterflies, a fox,

and lots of mosquitoes but all was a blast.

Elk strolling out of the woods to the nice mowed grass

Here comes the Mommies and baby elk calfs

Solar Panel Mortgage Issues

I have a solar system.

Mine is likely very different than yours, mine is off grid.

Solar is a wonderful thing to reduce your electric bill

and save money but can be a problem when you

refinance or sell your home.

Solar has a limited life, and because it's silica or glass

 it's fragile to extreme weather.

When you installed yours you might have gotten a Pace Loan.

Most don't read all the fine print about the Pace Mortgage.

Here's some tips and tricks and a checklist:

Solar panels create a variety of challenges when you

purchase or refinance real estate.

The Title Officer and Mortgage Loan Officer first determine what

type of instrument was used to install the unit.

Was it financed, leased, rented back, purchased

or some combination of methods to pay for the unit

which is now real property, not personal property.

Sometimes the homeowner doesn't own the units at all,

and they allow access to utility company employees

like an easement to climb on the roof.

Here is a little checklist on how to handle the variety of issues

that may arrive when you buy a home with solar panels

or try to refinance your existing home loan or mortgage

 to a lower payment.

No matter what the sales person told you all

Pace Loans must be paid off to transfer title, refinance, or sell.
