Final edited draft completed. George Leonard - I spiked it on the kitchen table.

I decided to go with Amazon's start up Creat Space, although I have two offers
from what I call brick and mortar paper publishers. One ( starts with a P) estimates
time to printed book in hand to be ten months.

I hold a strong belief the book is suspenseful, timely, and clean writing.

I let go of all my passive past sentence structure and changed from first person
to what I might call an over the shoulder viewpoint. Edits took ten months.

Note to any writers: Think about the point of view in the first Chapter not after
you have written the last line. Point of view was a stickler for two agents and
I took the advice, which was not easy on the ear, and slowly plowed through the
changes. My final writing style in the piece is less Southern Gothic and more
Hemingway than I ever planned. The style fits the theme.

Coco Says “I did not eat any of the flowers!”

This is Coco our Long Haired Chihuahua (she was trimmed in the summer for
sleeping in my forget-me-nots. Forget-me-nots have seed pods with spiny burrs that tangle in her coat. Coco weighs four pounds. She loves to eat flowers. Lately she has taken to eating my zucchini flowers (yellow stubs in rear of picture and evidence of green and yellow on her lips and front). The zucchini behind her weighs more than she does. She has her ears back because she knows I love to saute the zucchini flowers for a side dish.

Get up Again and Smile

My fourteen year old son plays football. We all face challenges. Mine was in how to talk with my son after the game and prepare him for a rematch.  Tell me how to be better next time.




The other team didn’t just play aggressive. Four specific boys on the other team played dirty every opportunity they could. One player on the opposing team did not following illegal things: punched boys on our team in the face after the play is dead, punch our boys in the throat not only when the play was dead but their team was lining up, grab their genitals, spike boys in the back with his helmet, take the back of the helmet of a downed boy and shove it forward over his neck to choke him with the face guard, then follow through with kneeing the boy on the ground.

I’m a Mom. My son loves his sports. When I saw the cheater boy from the opposing team punch my son in the face with his right and grab the face mask with his left I almost went on the field. I held back. I could see our team shrink back. The opposition won in their efforts.

I would like to tell you that all is fair and it ended happily, but this not the moral of my story.

I’m the silly water girl. Another parent video taped one of the opposing coaches take his colored jersey off and come over on our sideline to call out our plays on his cell phone to the other side.

Remember I said they are fourteen years old.

After the game, I help break down the tent and collect whatever trash (these are jobs I love because girls are not normally allowed down so close). I see the cheater boy, whose number I will not spell out. The boy who played dirty all the game, with only a few admonishments from referees. I say nothing to him.

I did congratulate another boy on the opposite team who I said “ you were marvelous tonight, you run like the wind.”

He smiled, “thanks.”

Then I heard one of the coaches on the other team tell the dirty player to take his jersey off and put it in his bag, “so no one will take a picture of your face.”

I almost cried, not because the boy tried to harm my son. What are we teaching our youth?

In the car after all is done, on the way for pizza, my son quietly shares that he was scared by the actions of the other team. I took a breath and didn’t give my buck up speech. I told him I understood. BUT

“I never want you to back down in the first face of bad.” These were kids remember. We have a team all on the line with pads on too.

“You need to execute the play you are ordered like a warrior. You need to tell the guys to the right and left of you that you will all march to this perfectly, but you are going to hit the cheater fair and square harder than you dream you can. If he waivers or gets spins away, they are to hit him fair as well and ground him.”

“And what will that do Mom?”

“Nothing.”

“And how does that advice help.”

“You will have a plan. You will not be afraid with your team behind you. You will know afterwards win or lose cheaters suck. But the best part is cheaters eventually get the wind knocked out of them fair and square and end up ugly in the eyes of God.”

“Mom do you think God watches football?”

“He’s like us, He sees.”

“And how does that advice help Mom.”

“You will not be afraid. I love you son.”

“K”

So my moral of the story is not glamorous. Sometimes the market beats the heck out of you. Sometimes you run across bad guys. It is that you get up tomorrow with some bruises but go back to your old marketing plan and never give up. Pat the guys you work with for something well done and everything is hard, so buck up.

Home Sweet Home

The MBA reports seem at the opposite end of the trenches. Time magazine runs a cover story that implies homeownership is dead. The stock market limps despite minor hopeful perks upward of retail sales. Come on Americans get up an hour earlier and put a smile on your face.




I have little or no faith in ratings. Do you think Moody’s or Dunn and Bradstreet know the soul of local area? Pockets of markets in good locations have recovered. Owning a home in a great location more desired and cherished than ever. More all cash transactions are turning at the steps of the Orange County Superior Court, as well in San Francisco, and most coastal California communities. Even Riverside is seeing sales activity and multiple offers.

The stragglers are condominiums, that is sometimes a lifestyle not like homeownership –more community living and apartment in the core nature. Condos are doing worse in South Florida, Nevada, and other cities where jobless numbers are underreported. Condos may never come back in places where work is scarce and it take two jobs to survive. The City of Detroit allowed many square blocks to burn to the ground without the resources to stop the fire. OR was it a less organized method of containing services to blocks that can survive as in the triage Harlem planned by red lining blocks and moving inhabitants to center green streets? That kind of courageous planning saved Harlem and allowed many beautiful brownstones to retain community and be safe and wonderful places for families to live.



Homeownership is not something of the past. Perhaps we plan and redefine what it means to be a neighbor. We look at the concept that owning a big house in a location as a young couple may not make great sense because you might need to be mobile and move for a better job. Homeownership that is conservative and makes sense will be a part of the American recovery. Many a time I am counterintuitive, and this can serve you well. In the upcoming Thanksgiving and holiday season things slow down because everyone hunkers down. It’s time to go scout out the home you want and buy it.



So get up a little earlier, say hello to your neighbors and keep your attitude to the grindstone. We are digging out of this together.

Is the market turning around?  The MBA purchase index seems to indicate the opposite. Mortgage
applications for refinancing ought to be at a booming pace, but even borrowers who might qualify for
a 3.875% thirty year fixed rate do not seem to be anxious to reduce their payments. There is a lack of
trust and malaise about getting your financial life in order. There is a pace of anger among Americans
as we recall September 11th and some desire to direct blame.

There are pockets of positive and improving market. The stock market has it's days of bubbling and then panic over the slightest of "news". ( What is newsworthy to our media seems so silly and trivial that at
times I wonder about the brain of our next generation). 

I surmise, we need to get back to work. We all must have passion for perfection in what we do.
Our government needs to move towards independance from oil. Build nulcear power plants, build desalinization plants, complete a railway from Southern California to Northern that works.


Today I say a prayer for some friends now gone at Cantor Fitzgerald. I hope you will bow your head and
ask God to bring us all closer.

Falling Back to School

Last hurrah before school starts. My children have long lists of things that do not involve back to school shopping. Cowboys football practices go from five a week plus a scrimmage to three. Carson has been running and is solid as a concrete block wall right now. He has a pizza party tonight, beach fire pit party tomorrow night, wants to get tan all of the sudden and invited the mongul horde for a barbeque. Blair's list involves a drive up to Los Angeles, some movies and she will let us know about three minutes before it happens.

I need to finish classes for work online at night, and finish my Fall donate and throw away everything program (my children seem to retrieve from the recycle bin and when Circle of Concern came yesterday to pick up the bags, boxes and loosely piled bric-a-brac, shoes, clothing and toys they were out there pulling stuff back).

The night air is getting cooler. The giant brown spiders are busy making webs on the hillside to pork up for the winter. The fog is back blanketing the night lights from Salt Creek Beach parking lot. It feels like Fall today.

I want to remind everyone to be more careful driving next week. For some reason adults seem to forget the rules around school zones in their hurry to get back in the routine. Go slower than 25 in a school zone, as children will just jump out of the car, parents will hurry and jay walk and we all want to have our children back to school safe.

Welcome Home Marines

Marines are Coming Home.

I live close to Camp Pendelton. After seven years in combat in Iraq men and women need our support. This war we didn't see them come home in boxes on the news. This war we didn't hold our hands on our heart when they left. They are coming home to families and we need to say thank you every time we see them. It doesn't matter if you don't believe in this cause or you are seeing hard times yourself I am asking you to find some simple things they need to get back to normal.

They need gently used furniture to make new civilian homes.They need your car seats and diapers because many have small children and the family lives on a small budget. They most of all need us to welcome them. We need to let them know that being a soldier was a vocation that we appreciate.


Don't give to the Red Cross call Camp Pendleton, go on their website and give something to an individual. So you don't have money to give, perhaps you are good at writing a resume for someone?

Unique Designs and Free Beer? at the Lab Today

My daughter and I swung by the Unique LA designers at the Lab yesterday. The event is also going today as well 11- 6  August 14th and 15th today!!!

This is outdoor fun. Stroll around and shop the booths like a craft fair. Do not forget to wear comfy shoes. The music is lively music. Free Sobe drinks and free something or other Tea free chips and Free Singha beer. I don’t drink beer but the locals seemed to be enjoying the “free” part … after paying a five dollar admission.

Great back to school shopping for my teenage son’s t-shirts. We found unique individual designs in super soft cotton for ten dollars. Son didn’t attend (as he hates to shop) but was happy with our finds. There are many booths of hand made and recycled created local jewelry art that sells in boutiques in town for hundreds of dollars. Big discounts on jewelry for gifts. I bought some to hide some for Christmas presents. Clothing made by individual designers who only wholesale. Highlights: Lolli bathing suits. Daughter found the cutest bikini with a bow back and very unique bubble pattern on the top.

METEORS Tonight Enjoy the Fun

Perseids TONIGHT  The Moon is just a couple of days past new at the shower's peak, so there will be no moonlight to interfere with the faint meteors. The shower should reach its peak in the hours after midnight O.K. I can't stay up but (before dawn on August 13), get your tripods out or just a sleeping bag with your loved one  a few dozen meteors we should see tonight an hour.

Before You Buy Check Out Your Neighbors


I owned a home in Kite Hill and loved my neighbors. I bought the house that was a wreck and over a year of remodeling and landscaping it became the house everyone visited to barbeque or have dinner.
The house I live in now is beautiful but buyer beware.

The seller is not going to tell you the neighbor is nuts.

A few signs that might not mesh with normal family

1. The neighbor takes their big dog on walks and leaves odorous little blue bags all over the sidewalks.

2. The neighbor places their black Weber barbecue upwind from your kitchen windows then regularly ignites twelve ounces of lighter fluid to start their coals. Imagine the fireworks.

3. The neighbor uses piles of squirrel bait and rat poison to kill rabbits on their hillside then throws the dead creatures into your yard for your dogs to consume.

4. The neighbor complains about everything- your wind chimes (you take them down) your children swimming in the pool in the afternoon (you keep them quiet) your rose petals fly into their yard and they have no flowers ( you trim them all low on their adjacent wall).

5. When a freind comes over and parks a Mercedes in a legal parking space in front of your own home. The neighbor has the car towed claiming it is their own and the battery is dead.

6. The neighbor takes pictures of your teenage daughter and her girlfriends when they sunbathe (with bathing suits on).

7. One Saturday afternoon the neighbor calls the police, when you have pro Angels players in your backyard with the little league team. Fortunately, the Sherriff joins for two minutes. They have a turkey burger to go. They disclose that the neighbor made hundreds of nuisance calls a year about the previous owner with imaginary problems.

8. You avoid using chemicals. You try to be green. You go out of your way to save water. The neighbor has their yard and house sprayed with poisons twice a month and runs their sprinklers every day causing the hillside to be saturated. (You live in an area where other hillsides have slid )

9. The neighbor removes your Halloween decorations and discards them. The neighbor moves your Christmas lights.

10. The neighbor has their gardener use your green trash bins because they do not want to pay for them. When you lock your gate, the gardener climbs over and does it anyway.

11. The neighbor uses their cars as weapons. They swerve toward to frighten your children when they walk to school. Next she actually bumps your youngest child with her car and proceeds to yell at him.

12. The neighbor calls the Homeowner Association to complain about:

Your orchid greenhouse fan makes a ticking noise. Your carpenter repairing some siding leaves his saw in your own yard for a day. You must take down your basketball hoop – although there are forty others in the track.



All I can say is location location location. I love my view. I have a great home but I wish the neighbor would sell.

Whooping Cough Alert 122 Cases Registered Here

Pertussis (whooping cough) cases continue to grow. The California


Department of Public Health has reported 1,496 cases; Orange County has reported 122 pertussis cases to date. Forty percent of Orange County cases are in infants. Many cases are assumed to be unreported.

under 6 months of age. With an additional death reported this week, there have now been six deaths in California, all infants under six months of age.

Pertussis is a highly contagious disease and young infants are very vulnerable.

Whooping cough is bacterial. It starts with symptoms like a cold. Serious complications develop about a week after exposure to the bacteria. Severe episodes of coughing start about 10 to 12 days later. The cough sound sometimes occurs in children .It is produced when the patient tries to take a breath. Coughing spells may lead to vomiting or a short loss of consciousness due to lack of oxygen. Pertussis should always be considered when vomiting occurs with coughing. In infants, choking spells are common. Other symptoms are runny nose, low fever (102 °F or lower) and diarrhea

Vaccination prevents the disease. Pertussis is bacterial. Frequently wash your hands. Often in summer, we forget when we are outdoors or at the beach to wash with hot water and soap twenty seconds. Be extra cautious if you feel you have a cold and are handling children.

Vounteer in Trouble NEED Your HELP

Volunteer in Trouble We need your help.




My son Carson’ football coach has been suspended from his volunteer position because he offered a running camp before our season began. My son is an honor student and great athlete. He signed up for Mission Viejo Cowboys Team because the Patriots did not have enough gentleman or enough volunteers to coach. He is outraged that our team and a good man are being punished for doing no wrong.



Our league is run by OCJAAF. Our coach been in place seven years, and had this same running camp somehow this year he was singled out as being in violation of a preseason rule.



The league states the rule is that no two boys from a team should be in any camp together. The rule is being applied in a arbitrarily crazy manner. My son plays several sports. Last year he enjoyed Junior Guards and there were more than four boys on his team last year who attended the cap- and that would have been a violation. If he went to any baseball camp (which he did in the past) it also would be a violation of the rule as many of the local boys who are in football happen to be active in other camps and sports.

With more than forty boys on a football team having a rule that never allows any two to attend an outside camp as some bad relationship is crazy.



Other teams in our OCJAAF league offer camps before season begins.



The intention of OCJAAF rule is to avoid having boys from a team injured under their name umbrella, to avoid having a team run football plays year round, and to create a level playing field. Many high school coaches offer camps for sports and training that is fee based out of season. Coaches do this to supplement their income and to keep the boys in shape. It would be Un-American to say a coach has no right to supplement his income. Our situation is different. Coach Kevin Pierce offered the running camp for free.



Our coach is a volunteer for middle school boys’ football he is also not paid for this huge job. The small group of boys who chose to join the running group was half from our football team and half from other sports.



Coach Kevin Pierce has been suspended for the year because of his kind and generous heart. What does this teach our young men?



The community meeting is Tuesday night. A crowd of hundreds are expected to attend in his support. Hopefully OCJAAF can see through the forest of politics and understand that is unfair to punish one man for doing something good.

It will be this Tuesday, August 3rd.

You don't need 3D Glasses, just look at what's around you

I was in Minnesota last week. After hours I captured a picture of the lightning storm from my seventh story window over the flat land near St Paul. The next morning after no sleep for two nights I was excited, energized and ready to share the greatness I had seen. Every local to whom I expressed my bubbling enthusiasm about the beauty of the storm seem unimpressed by the noise of the thunder that was unimportant. I never see the flashing show of a storm at home, it's always too foggy even though we might hear the thunder I was thrilled to see God's fireworks. It made me think that our perspectives created our seperate response. If only we could all see the wonder right around us, the secret to happiness would be in appreciating the good right under our toes. This morning I drank my Major Dickenson's Blend Peet's coffee and really tasted the roasty flavor that I love. Then I cut some Rosa Bonheur roses from my side yard and put them in my sleeping teenagers rooms. I am a lucky woman to be alive in this time at this moment and I thank God for a world which is always full of wonder.

One KING City Manager Could be paid to Do the Job of Twenty

City Managers who oversee public works and projects in Orange County are overpaid recent reports reveal. When Orange County was incorporated we were many small areas with undeveloped farm land surrounding. Since vital services such as Sherriff, and Fire Departments overlap cities and have to cooperate with seperate Departments in Cities such as Laguna Beach and Newport Beach there is much duplication.

I have complained to Laguna Niguel City leaders about the foolish spending on building yet another Taj Mahal in our county. Having brick and mortar monuments does not provide better living for a community. Many of our local cities, just like our schools need to consolidate and be more cost effective.

A recent report revealed how much City Managers are paid and residents are shocked. This is only the tip of the iceberg. Here's a brief list of a few City Manager's payroll-

Bruce Channing of Laguna Hills  $460,809.00   ( Laguna Hills is a small city which has no raw land remaining for planning or buildout)

David M. Morgan from Anaheim is paid $317,923.00

David N. Ream from Santa Ana  $327,074.00

The lowest paid is Villa Park's Manager who works part time at 32 hours $ 170,000.00



Does it make you think you are in the wrong job and need to run for election?

Consolidate all the small City Populations and make one king manager, at a salary range of $ 275000- $300,000.00  Don't forget these people get cushy pensions based on the salaries for life.

Travel Overnight bag and laptop bag all less than 9 pounds

I have been travelling a great deal in the past three weeks. More than ten years ago I travelled frequently for work and I had forgotten what is necessary to pack and how to avoid a stiff neck from carrying unnecessary weight. I have compiled a checklist of items that you must put in your carry on bag:


First strategy is to pack items that need little or no ironing and are all in the same color palette as to coordinate. Here is my road warrior summer list: two knit jersey BGBG dresses, jeans skirt, two knit undershirts, short sleeved button down shirt, long windbreaker, two colored scarves, underwear and makeup small items, running shoes, nike shorts and two pairs cotton socks

Here is the essential item list: toothbrush, sunglasses, one pair high heel pumps, two band aids for the pumps, laptop and charger, purse that you can smash into the carryon bag, wallet and ID, rake comb, phone and phone chargers.

Anything else leave at home.

If you are going somewhere there are Grizzly Bears- buy some wasp spray to substitute when you arrive.

Single Mom Student Loans a LIE

OBAMA MAMMA STUDENT LOANS SCAM/ EXPERIAN DOES TO HARM



Experian has a sub company that promotes a big giant lie. They run these advertisements targeted at single mothers who are the most gullible and needy of our unemployed. Experian has a number of shady business entities which farm your information for profit and sell it to others calling it legitimate marketing. Experian’s marketing is most often begun with a half-truths used to instill fear and charge you money for years to come.



Take for example their advertisements on free credit – you know the guys in pirate costumes. This is the worst scam and they have numerous federal fines for charging innocent Americans for something they can get for free $24.99 a month until the cows come home. Experian hides behind the concept that no human being can complain enough to them to stop Experian from charging your credit card a monthly fee – even after you die. The other flagrantly using consumer’s emotions and calling it a business is protect my ID which in fact does nothing to help you after or during a fraud- again they charge a monthly fee like shackles that you can never remove.



You’ve hear the ads- Obama, you know he went to fancy colleges and made it without any help from anyone but his education. So who better to use, and never pay for the royalty as your poster boy to claim you have something good to offer the indigent, the unemployed and the gullible. Here are excerpts from the ads:





“President Obama has promised an ambitious expansion of the federal Pell Grant for single mothers. The Pell Grant currently offers a maximum of around $5000 for low-income students. For low-income single mothers, Obama would raise the maximum Pell Grant to $10,000. This would not only have the effect of increasing college enrollment for single mothers - it would also bring huge benefits to their children. Kids raised in poverty are far more likely to perpetuate that cycle themselves. They are more likely to drop out of school and enter the system of federal prisons and juvenile delinquent facilities. In the end, these disadvantaged children cost more to put through the penal system than the Pell Grant will spend educating them…”



In reality THERE IS NO I REPEAT NO special Obama Pell grants for single Moms. Pell grants have been available to everyone who applies for thirty years. The dollar amount just went up, that’s all.



So what Experian does is sell sell sell the concept in advertising and gets you the dumb innocent to enter all your credit information and telephone numbers so funky unlicensed schools can call you day and night. Oh yes and there’s going to be special fees just because Experian thinks you are a dumb single mom.

Natural Ways to Get Rid of Bees and Territorial Wasps

Certain varieties of bees and wasps are aggressive in preserving their nests. These guys can be a danger to those allergic and attract other pests with the remaining smell of honey or dead insects for years to come. Observing your pest with double layered clothing and gloves will lead you to their homes were you want to remove them later at night. A local Bee Keeper will take the queen for free and her workers will follow. No one will remove wasps for free,  and their methods will be to use poisons that you may not want in your garden. 

Wear thick clothing such as: old sweat pants, thick long sleeved shirt, hat, neck scarf and gloves are necessary. Do not swat them. Do not wear perfume.

I don't want to remove my flowers fountains and pool that these unwelcome guests enjoy. My daughter is allergic so they must go.

Wasps that have mud nests in the ground can be killed off by pouring a pot of boiling water on the entrance of the nest while they sleep.

Another slower but effective method is to create a wasp feeder for them. This really is not a "feeder" like one you might have for hummingbirds because this is war. Take an empty green two liter plastic soda bottle and cut the top 1/3 off with a box cutter. (Green is better  because it provides some sun screen and visual distraction but clear are fine.)  The top piece is used inverted into the bottom 2/3 of the bottle. Staple the two together. (This project so reminds me of the bottle rockets we made for science but that's another story). You can poke two large holes through to be able to tie a heavy string through the bottle on opposite sides which will enable you to hang the bottle near to where the wasps currently forage during the day.


Fill the bottle with apple juice or seven up or any sweet smelling sugar juice and spill a little around to attract the wasps. You can even decorate your bottle with colors - flower colors are useful ( but don't use paint that smells). The wasps will enter and they either drown or are too drunk to figure out how to get out of the inverted cup. They starve and die in a day or so. The "feeder" will need to be cleaned when you see it with a number of dead guys or moldy because soon as it smells bad the wasps lose interest in entering what they now smell as a death trap.

Oil of citronella, orange oil, peppermint oil, and eucalyptus oil can be used on patio furniture, doors and humans to repel bees and wasps. Wasps do not like wormwood and eucalyptus but there really is no plant excepting oleander that bees do not care for. Learn to tolerate them for their good properties but move them away from your home. Plant cucumbers and use the peels and juice- bees don't care for the smell.

 I don't suggest smoking them out as it might be just as easy to have a pile of newspaper burning get out of control and burn your house but not the bees. Hairspray is works on their wings as it makes them too heavy to fly, but in order to get the purple can of Aquanet close enough, you will need protective clothing.

My favorite tool is my power washer, my now fourteen year old son has the same curiosity with spraying the eves of our two story house to remove spiders. Keeping the bees away from starting a colony in my walls is the best way to avoid them from returning. Encourage them to move on, the first days they swarm before they build a mess in your walls.

If you have no luck finding a bee keeper who will relocate the bees for free or minimal cost here are some natural ways that don't require pesticides:

Bowl of sugar water with with dawn soap.

1 cup water 1/2 cup sugar teaspoon dawn 
The bees are attracted to the sugar - they think it is honey.
Use a colorful bowl or float some flowers.
The bees will drown. If they fly off the soap is sticky on
their wings. This will reduce the worker population in a nest.

 Windex and Spray Nine have outdoor window washing bottles that attach to a normal hose.
You can use the bottle with water and 1/4 cup dawn dish soap. Wear protective clothing and
wash the nest. You must remove all the wax, dead bees and honey or the nest will rot and smell
to high heaven, thus attracting ants and more bees.

Putting the Flag Back Up

Jerry Brown has courage. He took an issue and wrestled it to the ground by the horns. Fannie Mae and Freddie Mac squashed the PACE program earlier this month. I wrote about how short sighted this decision was as we need to find ways to be independent of foreign oil. The upfront cost to put in a solar system for my home was $26,900.00. The idea of putting out the cash when I do not know how long I will stay in my giant home (with children going to college) seemed unwise.




The PACE program would have allowed me to retrofit a solar system and free me from electric bills. The cost would have been added on the property tax bill like mosquito abatement or other underground electric pole improvements over a twenty year payment program. The PACE program also was going to help construction jobs in Orange County, when the building industry is at an all-time slow right now. More than seventy local construction companies have taken the classes to be certified, all for nothing. The program was expected to create 15000 local jobs in Orange County.



In a lawsuit filed yesterday Brown, our attorney general accused the FHFA of mischaracterizing the program as a loan rather than an assessment, and argued its decision not to cooperate with the program could cost the state up to $100 million in government subsidies. The suit asks the court to force Fannie and Freddie to recognize the program correctly as assessments.



The death of the PACE program stops the more than $450 million in planned projects to be cancelled In an election year when Jerry Brown has only 5% of the funding for a campaign he takes a risky move in taking on our federal government. I see him championing issues for California in new and exciting ways. As our governor 1974- two terms he was nicknamed “moonbeam” for his idea of having a satellite for California emergency communications, funny how today satellites are the norm not some silly idea. Jerry Brown is a smart guy, ahead of his time. Why on earth would we not want to use solar in a state that has sunshine more days than not?

Being Green is Blue today

Green energy just got a kick in the pants from Fannie Mae and Freddie Mac. The PACE program, or property assessed clean energy program is not going to allowed by the Federal Housing Authority.


I looked into putting a solar system on my home. The cost was approximately, $ 26,900. Which would save my monthly utility bill of $ 500. Instead of paying for this in cash the city allows a program which puts it on my tax bill, just like mosquito abatement or other bond measures which are paid over time. It would allow financing the solar system or energy efficient retrofits which would be paid back over twenty years. If I sell my home the benefit goes to the new owner and so does the bill.

It appears that moving away from our dependency on oil is only rhetoric. With the rising costs of oil and utilities a program which made sense has been squashed.

been trying to crush every competitor with a variety of strategies.

They have bought up smaller manufacturers, forced some into bankruptcy,
cut prices to monopolize the market, and acted in various methods to gain
dominace.

One of their latest techniques is to claim they own the rights to having colored trim and veritical handles. This has started a lawsuit when Sealy has no patent on color or appearance whatsoever but
has deep pockets to squeeze out a smaller competitor.

I'll give anyone a dollar who can't find ten mattresses on the internet or in their bedroom that doesn't
have contrasting color and texture and or vertical handles. Goes to proove my theory that anyone in America can sue even if they are wrong, but the one who has the most money wins.

Interest rates low, and a few Economists are now saying rates could go lower! Shocking that the European Central Bank holds off reacting to the crashing E. U.
The Institute for Supply Management yesterday said it’s services index fell to 53.8 in June from 55.4 in May. Thomson Reuters expected a level of 55.0. Treasury prices pushed down interest rates, which have been falling for weeks. Tuesday the yield on the benchmark 10-year Treasury note fell to 2.94 percent from 2.98 percent late Friday. It hasn’t been below 3 for a while.
Mortgage refinances heat up but despite the lower rates getting a loan is not easier.

Getting a loan is more difficult than ever before. The key component to closing your home loan is who is your lender.
During the process do not buy. Do not shop for anything. Do not even think of looking at a car until after your loan is funded and recorded. Don’t call me paranoid until you hear what is going on behind the scenes.
Fannie Mae’s new loan quality initiatives ask lenders to continue to pull credit reports, at the beginning, during and closing process. Any inquiry for new credit will be followed to prove what is owed. The messy part is it is hard to provide proof that you did not open a new Bloomingdales account – if you ask Bloomies to give you a letter saying you didn’t open anything Bloomingdales will not provide the letter you need to prove the ghost does not exist.
Not only is your credit being scoured for new hidden accounts, the lowest middle number will determine your final pricing. Your FICO score now has become a vital organ.
Lenders may not tell you is behind the scenes they are ordering MERS reports to determine if you have other hidden cosign accounts, 4506T to actually see the IRS returns filed. Going to a broker is a position of out of control, you must go direct to the bank. Underwriters check and balance your dividends to match the accounts you claim for assets, and if you have failed to disclose any deductions. Lenders will check FBI records randomly of Borrowers and agents. You may be asked to allow a background check, which is looking for anything violent in your past.

Beware of Short Sale Sharks

Why are short sales attracting all the sharks and crooks? Short Sale Fraud is the Real Estate Industry’s most recent shame. It is number one white collar crime being investigated by the FBI.


Short Sale fraud now occupies the time and energy of fourteen states Attorney General and their staffs to prosecute. The reasons are simple. The owner of record is usually in a dire financial situation after often a year or more of trying different solutions, only to learn that the value of their home has decreased more, they owe more, and the negative equity number is larger.



How can you avoid being ripped off by con artists? Don’t come back crying that you were taken advantage of by a subprime lender who worked part time at your local bar, to find out he now is a short sale negotiator expert. Don’t pay any short sale negotiator up front fees. Check the license and the track record of a real estate agent or attorney. Be in charge of your own destiny and in the loop of all emails and information submitted to your lender or lenders.

Shop the fees and compare before you agree to using an escrow, title or closing attorney. Fees vary greatly and junk surcharges are padded into costs. Don’t pay illegal fees outside of escrow. Read everything you sign. If you do not understand it, do not sign it until you do. Items submitted to your lender are like your permanent record, you do not want to send them anything more than they need and you do not want to lie. This is why it is important to have an agent who is honest, smart, organized and knows about financial institutions

Straw buyers and house flipping are not easy fix solutions. If it seems too good to be true –run. If the buyer of your home is using a standard lender the lender isn’t going to allow flipping. A short sale negotiator who misrepresents the market value of a property to a homeowner's lender by submitting low ball offers on the property from an affiliated straw buyer is a crook. After the home is purchased below market value, the fraudsters immediately flip it and pocket the difference.



A title or a class on the subject does not certify anything. Short sale negotiators and agents use titles including debt negotiator, debt resolution expert, loss mitigation practitioner, foreclosure rescue negotiator, short sale processor, short sale coordinator and short sale expeditor.



This is a paperwork intense process. If you are somewhat good on the computer is can be easy. Get a right fax. Fax to yourself all the documentation and keep in a folder so you can easily email copies to anyone. Many of these items can be download for free and “saved as”- label each one. This is a partial list of what you as a homeowner need to prepare:

1. complete copy of your current credit report.

2. online tax bill from your county recorder

3. copy of your fire insurance policy

4. homeowner association bill

5. Paycheck stubs

6. w-2 and 2009 tax return

7. actual bank statements not just online printout- go to the box for a statement

8. Prepare a detailed hardship letter

9. go online and look at comparable sales for your home- find three houses close by sold in past 100 days with similar square footage

Shop for your agent. This is a person you want to talk to regularly and come up with a team strategy to help you move on. Ask friends and family and persons you trust for someone who is: honest, organized, and willing to work hard. Having negative equity is not the end of the world. It is outside your control that the value decreased. If you lost your job, are getting divorced, someone is ill or deceased, or you must relocate for a job these are beyond your planning and good intentions. Planning again for getting back on your feet in the best method for your individual life takes some thinking.



Nothing too good or too bad lasts too long the key is to have grace, honor and a clear head in both.

Dizz's As Is- glamour one night and a luxury vacation the next

A week ago we had dinner on the patio and Gwen Stefani , her husband Gavin Rossdale, two darling boys and two nannies. Dinner at Dizz’s is always a delight.

Yesterday, last minute my daughter changed her mind about our plans to have her graduation dinner in our backyard. This was fueled by daughter’s worries that her father (my ex) doesn’t get along with anyone in my family, her circle of friends, and some of his own family as well. That’s another story…

So on the morning of the graduation I called Dizz’s and requested a reservation for seven, then in an hour for nine, then hours later for fourteen+ as the number fluxed with who could or could not attend.

The restaurant is now painted a steely grey with clean white trim and is the epitome of old Laguna Beach charm. The menu is cosmopolitan, perhaps a little French with osso bucco, veal picatta, and pasta dishes adding an Italian tone. Every table is unique with mix matched floral tablecloths. The waiters and waitresses are relaxed and sitting under the ficus trees with giant staghorn ferns one might just as well be in the Grandmother’s backyard in Nice (Le mélange a assorti les nappes et les arrangements d'endroit floraux que la Grand-mère pourrait éteindre un mercredi). I had to add just a little comment to give you the feeling of being in the South of France as opposed to South Orange County.



It all was a successful evening and daughter seemed happy to get those pretty envelopes with dough.

Graduation Celebration



Dear Blair:
    I want to tell you how proud we are of you. We love you very much. It has been a hard road.
   
-  I have been tough on you sometimes and spoiled you in other ways.  No matter
what, Mom loves Blair. You always have a place to come home to be loved and hugged.
    Let me share some ideas just in case you forget things I tried to lead with example:

 -Never be afraid to start something difficult or long range. Write a plan. Work the tools take steps every day towards your goal, work the hardest first and even on Saturdays.
When there is failure –enjoy the process. The trip ups along the way teach their own lessons.
-Go to College for the adventure of learning. Find things you love to study. Never stop learning something new every day. You will work at a job all your life,          
 so adventure outside of comfort zones. You have the freedom to expand your mind in college, listen to others politics, do some performance art, kiss a math major, and try kick boxing.
-When you start working I pray you will find something you have passion to pursue. Be kind to co-workers they are team members in the trenches and you will find good and evil people but look for the great ones and connect, avoid gossip, ask for a raise all the time, be on time, and execute what you promise.
-Your word is all you have. Avoid saying harsh words. Don’t promise things you don’t plan to deliver.
-Save money. You are the only person who can take care of yourself. Save more than you think you will need. Save 15% of everything you take in.
-Find good friends. Keep in touch with them. Good girlfriends get you through tough times around the corner.
-You are the smartest person I know. You have the ability to be anything you want to become.
-Trust your kind heart. Don’t let anyone put you down. You deserve all that is delicious in this life. Be great.
-When you find that special person, be certain they support and respect you.
They should have the same goals as you hold or you will find life a struggle.
- Pray and be close to God. He is always listening to your creative and beautiful self.
-Your brother cares for you and looks up to you. Guide each other, laugh together often.

O.C. Sherriff gets the bad guys

Last night I was picking up dinner. A Sherriff was trying to enjoy the tied Lakers game and wolf down his dinner. He got a call to back up another officer and tossed his whole burrito (only one bite eaten) in the trash. I wish I had wrapped it up and brought it to him. These brave men and women don’t make big money but they keep us from coming home very often to find wierdos in our house.

Cherries Make it All Better



Last night my son, 13 lost his LNLL TOC Championship Majors game. Earlier in the day he learned after running an all out - up until one A.M. - poster making and marketing campaign for ASB that he lost (came in second). In the morning we learned that SOC Patriots don’t have enough boys signed up for football this season which he loved (parents can’t meet cost reasons) but he’s fine with playing Lacrosse instead. 

   On the way home in the car at ten P.M. we thought we might go to Yogurt Land to drown his sorrows, however they were closed. He didn’t opt to stop anywhere else, it’s Orange County and restaurants close early. He did not complain. I felt like a pity cry. No, I bucked up because that might make it worse.

   When we got home this bowl of cherries was on the counter and we relaxed on the sofa together as I rubbed his feet and he picked out the perfectly deep chocolate rouge ones until his teeth were stained. He smiled with those straight teeth and said, “Mom it’s funny how cherries can make a day just fine.”

  Attitude brings us up early today. It might be foggy wet and I can’t see the ocean because of the blanket over the sky but life’s a bowl of cherries. I am a lucky woman. I am having coffee at six A.M. in the most beautiful place in the world. So get out there my friends and think and organize and work your tails off- it’s cherry season.

Mayur Restaurant Corona Del Mar


   

  I crave Mayur’s Tandor chicken. My affair with Indian food started when I lived in London. In London Indian, Pakistani, and Iranian food was available and inexpensive.  Americans just think Indian food is only curry. Indian food can be healthful, and not necessarily laden with heavy oil and hot spices.  Ask for lighter dishes with yogurt, less oil, less salt, they can prepare spice to your taste.
   There are many regional cuisine styles of India. All are based with vegetables and spices. A dish from Bengali or Goan or Punjabi or Rajasthani may all be named the same but be handed down by generation with different techniques and use local produce. Food is integral part of Indian life experience. In Indian temples, meals are served not only during festivals and holidays but all religious visitors and guests are offered food. Food donation is considered a necessary community service. The food given this way is known as Prasad, which means blessed edible gift.
    My favorite spices are:  cumin, turmeric, garam masala, pomegranate seed (anardana) and Fenugreek (methi). Ghee is used in many dishes. You can order “mild” or spicy- meaning hot. Not all Indian food is chili hot. Studies show chili to be extremely healthfully blood pressure rising. Religious reasons and poverty over history forced Indians to invent marvelous vegetarian dishes, which will surprise your senses to be satisfying and filling
   Majur creates a wonderful Palak Paneer, (also known as Saag Paneer), which has a warm flavor of cooked spinach (Palak) with fresh delicate Indian cottage cheese. The spinach is dark and meaty. This is not American creamed spinach. You can add chicken if you crave more protein. As a side order, garlic nan is the perfect complement. Nan is a flat soft bread. Basmati rice comes as a side. For vegans, substitute the paneer with firm or extra firm Tofu.
     You will find the staff at Mayur respectful and gracious. Anju Kapoor has been running the restaurant most of her adult life. She’s a bit shy for my camera but a warm host. The restaurant is small, and not as cheap as I recall the days in the late 1970’s in England- but then nothing in this world that is great is that price today

Can't Get Flood Insurance?

The House and Senate have not yet passed Flood Insurance 
reform. They have only temporary funding for the National Flood Insurance Program. 

House version: increase flood insurance 
coverage for residential property; increase borrowing 
authority for the NFIP; increase annual limitation on 
premium increases from 10 percent to 15 percent; 
increase coverage limits to $335,000 for residential and 
$670,000 for commercial properties; add coverage for 
business interruption; phase out subsidies for non-primary 
residences and non-residential properties beginning in 
2011 and include wind protection. 

Senate version: no wind protection, would phase out subsidies for non-primary residences and non-residential properties immediately by raising premiums 25% annually until actuarial rate is achieved, does not increase coverage limits, and does not add coverage for business interruption. 
H.R. 1264 H.R. 1264 is currently in 
the House Financial 
Services Committee. 


Cost for flood insurance for a single family residence in Huntington Beach can vary from $ 700- $1400 a year premium. If no existing policy is in force and the Federal Flood Maps declare the subject house in a flood plane, you can not get a loan. In some cases the existing policy is assumable. There is only one source for Flood Insurance- FEMA our Federal Government.
It does not cover 100% of loss. There are a couple areas in Orange County which require flood insurance, if you are on a creek bed or flood plane you may not even be aware that flood insurance is now required.
